Do I need to be ready to buy a rental property right away to join Phase 1?

No. Phase 1 is about clarity, not pressure. You do not need to be ready to buy immediately.
In Phase 1, we look at your numbers, your goals, and your retirement picture and create a personalized roadmap. Some women move into Phase 2 quickly, others wait 6–18 months. Both are completely okay.

How much money do I need before this makes sense?

You don’t need everything “perfect” to start Phase 1.
We’ll review your current savings, income, and borrowing capacity and show you what’s realistic, whether that’s buying soon, preparing over the next few years, or using other tools (TFSA / RRSP) alongside real estate. The goal is to know where you stand, not to force a purchase.

I’m busy and work full-time. How much time will this take?

Phase 1 is designed for busy professionals. Most women spend:
• 2–3 hours gathering their financial info
• A 2-hour deep-dive session with Tracy
• 1–2 hours to review their plan and watch key lessons

Monthly group calls are optional support, not homework. Phase 2 is where more happens, but we structure it around your calendar.

What if I don’t know anything about rental properties yet?

ou’re in the right place.
Phase 1 includes education, coaching, and your numbers all in one. We start with plain-language explanations and build from there. You do not need previous investing experience. Many of Tracy’s clients bought their first rental after starting from zero.

Do I have to manage tenants myself? I don’t want late-night calls.

No. A core part of Tracy’s approach is using professional property management so you never take a tenant call.
In Phase 1 we plan for this in your numbers. In Phase 2 we help you select and onboard a property manager so rent collection, repairs, and tenant communication are handled for you.

What if my spouse or partner isn’t fully on board yet?

This is very common.
Phase 1 often helps couples get on the same page because it replaces “what if” arguments with real numbers and scenarios. Many partners become supportive once they see the plan. You’re welcome to invite your spouse to the deep-dive session if that feels helpful.

What if I already own a rental property?

You’re still a great fit.
Many clients come into the program already owning one property but feeling disorganized or unsure about their next move. In Phase 1, we review your existing property, your numbers, and your long-term goals, then refine your roadmap. In Phase 2, we can focus on optimizing what you have, adding another property, or tidying up your systems and tax strategy.

What if I go through Phase 1 and decide not to buy a rental property?

That can still be a successful outcome.
Phase 1 is designed to give you clarity so you can make a confident decision either way. If you decide that rental properties aren’t right for you right now, you’ll still walk away with:
• A clear view of your retirement numbers
• Scenario comparisons (Rental vs TFSA vs RRSP)
• A personalized 10-year plan
• A better understanding of what will work for you

There’s no obligation to move into Phase 2. The priority is that you feel informed, calm, and confident about your path.

How is Phase 1 delivered, and what happens after I sign up?

After you enroll, you’ll receive:
• A welcome email and access to your client portal
• A link to book your 1:1 session with Tracy
• A simple checklist of what to gather (income, savings, RRSP/TFSA info, etc.)
• Access to the course and community

On your 1:1 call, we walk through your numbers, build your roadmap (Tracy does the spreadsheeting with and for you), and discuss whether and when Phase 2 makes sense for you.
